TERMS AND CONDITIONS
1. Once allotted and agreement signed, the Prices are Firm. 2. Cost of stamp paper, Registration charges, Legal and miscellaneous expenses in connection with the registration of land and undivided share in land are to be borne by the purchasers. In case any additional stamp duty is claimed by the Registration department that also has to be borne by the Purchaser. 3. Other expenses to be borne by the client include all local taxes, Sales Tax on Villas or VAT, as applicable, Kerala Building Tax. Contribution to Workers Welfare Fund, Provident Fund contribution or similar social security fund contribution, if any applicable or made applicable during the pendency of the contract or after its completion in relation to this project, other statutory payments in respect of the construction work carried out, KSEB Deposit and cabling charges to get the electric connection, charges for water connection and the cost if extra works if any, done on request by the customer. 4. The plans are not draw to scale and are included only for the purpose of the identification. The measurements shown in the plan are indicative and may vary. Furniture layout is only an indication for utilization. The elevation shown in the brochure is an artist’s expression only and actual may vary according to the practical site conditions. All measurement and specifications shown in the brochure are subject to the minor variation without specific or general notice. All such variations/alterations shall be purely at the discretion of the Promoter. 5. Sanctioned Building Plans, title deeds and other related documents pertaining to this project are available at our office for reference. 6. The maintance after handing over of the Villas shall be carryout by the purchasers. 7. All transactions are subject to Irinjalakuda Jurisdiction only. 8. Overseas clients should make their payments through proper banking channels. 9. This is a time bound project. In case payments are not made as per agreement signed, the builders reserve the right to the cancel the allotment In which case, refund to the Client will be made only after re-allotting the unit to another party and such refund shall be without any interest and subject to deduction of expenses and damage 10. Completion and delivery dates are indicated to give an idea of probable completion of the project. Every effort will be made to complete and hand over the project within the stipulated time. The Company can not be held responsible for any delay obtaining water/electricity connection due to the delay with the concerned department. However, no argument will be entertained in case of delay in completing the project due to unforeseen circumstances and to obtain service connection from statutory bodies due to reasons beyond the control of the builder. 11. All payments should be by crossed demand drafts/local cheques payable at Irinjalakuda drawn in favour of NAMASTHE KERALA PROJECTS & DEVELOPERS (P) LTD. 12. For delayed payments interest will be charged at the prevailing rates. 13. The Promoter/Marketing agent reserves the right to accept or reject any application without assigning any reason thereto.
PAYMENT SCHEDULE
· Booking advance 50,000/-. · 40% of the total cost including booking advance at the time of signing the agreement and registration which shall be within 10 days from the date of booking. · 15% of total cost after basement. · 20% of total cost after ground floor lintel. · 10% of total cost after ground floor main slab. · 10% of total cost after first floor main slab. · 5% of total cost after plastering. |
